What You Need to Know When Selling Your Home - Nashville Real ...

Are you considering putting your home on the market? There are many things to consider before placing your home for sale. This video is a great place to start in order to ensure you get the most out of your situation.

The first question you should ask yourself is if you really want to sell your home. I suggest you think really hard about the answer. What are your motivations behind selling? I say this because you may quickly realize that your home is not worth what you thought it would be or that people will not love your home as much as you do. So unless you truly want or need to sell your home I suggest waiting.

The next thing to consider is the price. Are you willing to sell your home in Brent Meade Subdivision at a competitive price? You must price your home correctly to get people in the door. Once they are there, the home will begin to sell itself. Also, the house must be priced correctly so it meets the appraisal price. Appraisers are no longer over pricing homes. This is a huge thing to consider as it may mean pricing your home at a lower cost than you had hoped.

The third thing to think about is that the housing market does not care about your needs. Think about what it would be like to be a buyer. Think about their needs and understand the reasons why they may be responding in the way that they do.

When selling your home you must be coachable. This means that you will be willing to take the advice of your spring hill Tennessee Realtor. Doing your homework on the stages of selling a home is important. However, when you begin to work with a realtor, you should hand over your trust to them. That is why finding a real estate agent that you have a positive relationship with is very important. Just remember that they have your best interest in mind and that they are very knowledgeable in their field.

The last thing to consider is appointment times for showing your home. Are you willing to have your house shown even if the time is not convenient for you? You never know the circumstance a potential buyer is in. They may need to place an offer on a home today. If you say no you may have lost the chance to sell your home to that buyer.

Selling your home is not an easy task these days. Keeping these tips in mind can help you maximize your potential success.

?Most of our credit system does not support economic growth in the sense of supporting transactions in goods and services,? he explains. ?Most of our finance system, most bank loans, support increased asset prices, which have a number of detrimental effects on the economy.?

"The threat to growth today is not a shrinking of the financial sector, but it enormous size.?

LGBT Investors Express Confidence About Retirement Goals ...

SAN FRANCISCO, May 30, 2012 (BUSINESS WIRE) ?
Investors are faced with complex challenges when it comes to retirement,
including: how to save enough to feel comfortable, where to invest
retirement savings, understanding and creating retirement income
options, and when and where to retire. LGBT investors (lesbian, gay,
bisexual, and transgender) face these same challenges as well as several
unique ones, including those stemming from a lack of federal marriage
and inheritance rights.

Yet in a recent nationwide Wells Fargo retirement survey, LGBT
non-retirees reported a higher level of confidence in their retirement
savings, compared to the general population. In the survey, 61% of LGBT
non-retirees felt confident they would have enough saved by the time
they retire to live the lifestyle they want throughout their retirement,
significantly higher than 53% cited by the general population. Despite
this confidence, over a third (36%) of LGBT non-retirees expect they
will need to work during retirement in order to afford their lifestyle
(only slightly lower than the 41% of the general population).

The Accredited Domestic Partnership Advisor (ADPA) program was created,
through a partnership with the College for Financial Planning, to
educate advisors about the unique needs and financial considerations of
domestic partners. Financial advisors who earn this designation are
well-equipped to work with domestic partners and lesbian, gay, bisexual,
and transgender (LGBT) clients to develop a thoughtful approach to
meeting their financial goals. Wells Fargo was the first in the industry
to create this program and today has more than 100 ADPA-certified
financial advisors nationwide.

Approximately one in ten LGBT respondents have heard of ADPAs ?
financial advisors with training in financial and retirement planning
specifically for LGBT domestic partners. Upon hearing a description of
ADPA advisor training and designation, most gay men (60%) and lesbians
(72%) say these credentials are important to them when working with a
financial advisor.

?Each investor has different priorities, needs, and life goals, and
domestic partners and same-sex couples often have added concerns and
questions about their unique financial situation,? said Kyle Young,
Financial Advisor and Vice-President, Investment Officer for Wells Fargo
Advisors. ?It?s especially important for LGBT investors to find
financial advisors who are acutely aware of the challenges, laws, and
regulations that impact their investment planning needs. This additional
knowledge affords clients encouragement in knowing that their needs will
be heard, understood, and thoughtfully explored.?

The median amount LGBT non-retirees have saved for retirement is only
17% of what they believe they actually need. LGBT non-retirees believe
they will need to save at least $900,000 in order to retire, and have
saved on average about $150,000. And despite this need to save more for
retirement, three out of five (62%) of non-retired LGBT?s surveyed have
not increased their retirement savings allocation in the past year.

More than half (54%) of all LGBT respondents cite being recognized as
equal citizens by society and the law as the most important reason for
legalizing gay marriage. One in five (19%) say that having legal rights
and medical decision-making on behalf of one?s partner is most
important. Only 7% said legalizing gay marriage was not important to
them.

LGBT respondents overwhelmingly reported they would find value in
information and advice on investing and preparing for retirement.
Additionally, only about a quarter of the LGBT respondents currently had
a detailed written plan for their finances in retirement.

About the Survey

On behalf of Wells Fargo Retirement, Richard Day Research conducted an
online survey between December 2nd and December 18, 2011 among adults
ages 25-75 who identified themselves as lesbian, gay, bisexual, or
transgender (LGBT, n=505). Comparisons were made to a similar national
online sample of n=1,190.

How satellites changed the Olympics | Community | The Royal ...

This summer?billions around the globe are expected to watch the London 2012 Olympics on TV ? an experience enabled by a global constellation of telecommunication satellites that we now take for granted. In a guest post, Pat Norris FRAeS explains how space technology in orbit has changed the way this global sporting event is viewed.

On your marks, get set, go! TV viewers of Olympics this summer will depend on satellite infrastructure. (London 2012).

The 2012 Olympics will be enjoyed by billions of people across the globe as it happens.? Fans in China, Australia, Brazil and Greece will cheer and groan as they watch their heroes in action with almost the same sense of immediacy as the crowds in the London venues.? This year, some events will be broadcast in 3-D for the first time using the latest TV technology, high definition TV will provide superb detail, and multiple channels will allow the viewer to switch between events at the touch of a button on the TV remote control. How different it was 50 years ago.? I have no memory of the Helsinki Games, but I suspect they were much the same as the Melbourne Games four years later in 1956.? I recall huddling with my parents around a radio in Dublin listening to a crackly radio commentary of the 1,500 metre final ? won by Irish star Ronnie Delany, which of course is why I remember it.? A week or two later, a film version of the race was shown on TV and in cinemas on Path? News or some other newsreel programme, having been brought from Australia in the form of a reel of film by piston-engined aeroplane.

My 1956 experience was the closest an audience could come to the excitement of the Olympics without being in the stadium until 1964 ? the Tokyo Games.?The space age had arrived in 1957 with the launch of the first satellite, Sputnik, and then in 1961 the first human, Yuri Gagarin.? Space technology evolved so that communications satellites were just on the scene in time for the 1964 Games giving TV viewers in the US (and to a more limited extent in Europe) the opportunity to view many of the events as they happened, including a few in colour.

The Syncom-3 satellite in 1964 could cope with just 1 TV channel. (NASA).

World-wide TV coverage came in with a bang in 1968 at the Mexico Games.? The Black Power salutes by 200m Gold Medal winner Tommy Smith and Bronze medallist John Carlos had an impact that could not otherwise have been achieved, being seen immediately by millions of people around the world.? Four years later at the Munich Games, the kidnapping and eventual shoot-out that killed 11 members of the Israeli team, five Black September terrorists and a German security official, electrified the world ? all the more powerfully because of the immediacy of satellite TV.

We now take for granted that we can witness any sporting event as it happens wherever in the world it takes place.? The signals have to travel (1) from the camera to the local studio, (2) from there to the studio of the TV companies in other countries and (3) from there to the individual viewer?s set.? Satellites made the second leg of this journey possible in 1964 and they remain a major part of the delivery scheme in the 21st century ? at least for the highest quality imagery (see Table below).

Getting high quality Olympic Games TV to the viewer.

?

The Syncom-3 satellite that beamed TV pictures across the Pacific Ocean in 1964 could cope with just one TV channel.? It provided a continuous service by virtue of its orbit 36,000 km above the Equator (the so-called geostationary orbit), weighted just 68kg when launched and generated a mere 29W from its solar cells.? The Relay-1 satellite that forwarded the TV pictures from the US to Europe was in an elliptical orbit whose highest point was just 7,500km above the Earth giving it infrequent and intermittent visibility of both sides of the Atlantic as needed for the Olympic TV service.

?

250 telecomms satellites in orbit

The SES-4 satellite, weighing 6,180kg and carrying 52 C-band and 72 Ku-band transponders, was launched in February. (SES Astra).

The 250 or so communications satellites in geostationary orbit today benefit from the nearly 50 years of advances in electronics since Syncom-1 ? illustrated by Moore?s Law for computer devices which states that performance doubles every 18 months, providing an improvement in performance of about ten billion since 1962.? It?s no surprise then that the satellites carrying the 2012 Olympic Games can cope with several hundred TV channels each, a significant proportion of them in High Definition (HD) that uses 5 to 10 times the radio spectrum of Standard Definition (SD) channels, and a handful in the even more spectrum hungry 3-D.? The transmission power of each channel has also increased meaning that the signals can be received by a 70cm dish whereas Syncom-1 required a 35m monster antenna (such as those at Goonhilly).? Today?s state of the art satellites weigh 5-6 tonnes and generate up to 20kW of electrical power from their banks of solar cells ? for example the 50th satellite operated by Luxembourg-based SES launched on 15th February 2012.

TV coverage can of course be directed to your smart phone using the internet.? If you are outside mobile telephone coverage the latest satellites can do the same: streaming the London 2012 coverage to a hand-held device.? The satellites that perform this miracle do so by using enormous antennas in space that are deployed once they reach orbit -those operated by London-based Inmarsat for example are 10m in diameter.

Inmarsat-4 F1 satellite showing its giant antenna. (EADS Astrium).

So, satellites began the process that turned the Olympic Games into the global festival they are today with TV viewing figures in the billions ? the 2008 Beijing opening ceremony alone drew 1 billion viewers world-wide.? However the story has a twist.? As with all major sporting events, TV coverage brings commercial pressures with it.? Huge sums of money are bid to obtain the TV franchise for the Games ? for example, NBC paid $2billion for the US rights to the 2011 Vancouver Winter Games plus the 2012 London Summer Games.? The enormous public interest raises the price of sponsorship, which for London is said to be more than $100million for a Tier 1 local sponsor, with the total of all local sponsors exceeding $1.1billion ? and add to that another $1billion or so in fees paid by the International Olympic Committee?s eleven global top Olympic partners such as Coca Cola and McDonald?s.

These commercial factors have changed the Games from an event for elite athletes into a spectacle for the masses. The athletes in Melbourne in 1956 participated in a much less commercially driven affair than we will see in August 2012 and it was played out in front of a much smaller audience.? Satellites have brought this elite spectacle into our living rooms but one of the unintended consequences is that they have thereby changed the event itself.

My Nutrition Challenge ? Week 13, hello weights, goodbye period ...

Today was the first day I tried a bit of weight training since completely burning out at the start of the year.? Not sure how I feel about it, time will tell over the next 24 hours.? Mental state is ok, felt a bit lightheaded (nothing too major) and a bit blurgh for about 20 minutes.? But I seem to have come right now, which is a vast improvement on a 20 minute session I tried to do 10 weeks ago.

I picked 5 of my favourite exercises and did 2 circuit rounds, a total 20 minute workout including a 3 minute rest between each circuit.? I think that was enough for my recovering nervous system for one day.? I always encourage my burnt out or stressed clients to listen to their bodies and their minds over the 24 hour period following an exercise session to assess whether it was suitable for their nervous system or not.? They?re also instructed to spend 5-10 minutes after? their workout doing some nervous system rebalancing which can include deep breathing and/or meditation, stretching or anything else similar and calming.? I took my own advice and did 5 minutes of diaphragmatic breathing in Savasana (corpse pose).? And the next most important thing was to have some nourishing food to help calm the body out of it?s cortisol high.? I made a tasty Oxtail Soup and had that.? Now, I wait to see how my sleep goes tonight (it?s usually pretty good) and how I feel tomorrow.? If all is well, then I will add a Tuesday weights session to my Monday Pilates and Thursday Tai Chi.

?and so on it goes, step by step until I?m back into full training?whatever that entails for my constitution.

Too often we train the same no matter how we feel with no regard for how our nervous system is dealing with it and how our hormones are going to respond.? This is just madness.? Greater health gains come from an optimised anabolic rebound, and there isn?t anyway to rebound if you?re in a constant state of catabolism through excessive overload.

This month I am happy to announce my 2nd pain free period in a row!!? Yay!!!? It shows that all the re-balancing work I?m doing is working well.? I can?t tell you how happy I am to not go through the pain that I used to.? We?re talking some serious problems here that including crazy low blood pressure, stabbing pains that would last 2 or so hours and nausea.

Starting a home business in which is usually better than the millions ...

Beginning a home business of which is actually different than the hundreds of thousands of people can sometimes be tough. In the end, you will need to become involved in something that lacks heaps of competition. Even though making out a niche from scratch can be difficult to do, you will find a less competitive discipline if you are willing to put your time directly into research course of action. Among the finest programs out there will be to vend ebooks with master resell rights. This might not appear to be recommended?

Getting started a home-based business in which is different than the millions of other folks can infrequently be tough. After all, you will want to get involved with something that does not have tons of competition. While carving out a niche from nothing can be hard to undertake, you will find a significantly less competitive area should you be happy to put some time into the exploration method. Among the finest possibilities out there is to supply e-books with master resell rights. This may not appear to be a great idea, but there are many people who love buying digital books for one reason or the next. And if you give them e books with master resell rights, they can in turn sell them on their individual to generate income. So as you can see, this internet business is a dual edged sword. Not only will you be able to sell to people who like to read ebooks, though you can also get in touch with those who want to buy and then resell them on their own. Best Prices

The first step to getting started is to find ebooks with resell rights. This may happen to be hard not too long ago, however this industry has developed quite a bit as of late. You should be able to find plenty of these e books for sale. But remember, not all e books are created equally. Should you be expecting to turn this online business into a money making machine, you will need to offer digital books the fact that people want to read; and of course, ones which they would not mind reselling either.

There are many ways of which you can run this type of online business. Your best bet is to set up a website where you feature all of your digital books. This can be done in no time at all, and the better your sites design the more chance you will have of success. To really give yourself a good chance of high sales, make sure that you have hundreds of digital books with master resale rights. After all, the more options of which you have for people the more likely they are to make a purchase. If you can position yourself as one of the largest ebook sites, with quality material for sale, you will be well ahead of the competition.

Selling electronic books with master reprint rights is a legitimate home based enterprise. As mentioned above, the nice thing about this business is of which the industry is not overcrowded. This is not to say which you are going to be the only person in this industry, nevertheless you will not be so bogged down with trying to outdo thousands of competitors.

Look into e-books with master resale rights if you?re hunting for a great home-based business.

Lean More About the Most Popular Internet Marketing Lies ...

Over the last few years Internet Marketing has grown quite a lot. Each day you find more and more people trying their hand at online marketing. However, if you?re just getting started with IM, it is really easy to get suckered by some of the lies that float around out there. Most of these lies have been generated and nurtured for a really long time and that makes it really difficult for people to identify them. There?s just so much misinformation out there about Internet marketing that it can get difficult to know the truth. This article talks about some of the bigger IM lies that you should never ever fall for.

A super common lie that you will hear all the time for Internet Marketing is that you can buy really great content for really cheap prices. Let?s not beat around the bush, when you?re running your own Internet marketing business, you?ll need content. Can this really be purchased for just a few dollars? Hiring a professional writer to create really high quality content isn?t going to be cheap.

Your content will suffer with the lack of quality and clarity if you get it done at a low price. It?s true that you get exactly what you pay for. If you want to outsource any of your article writing or content creation then don?t be afraid to pay a little more ? it?ll be worth it. The Internet marketers who have found the most success have put lots of time and effort into their businesses. It absolutely did not happen for them overnight. But they will still tell you that everybody else, except for you, is making tons of money online without doing any real work. While it is possible to put your Internet marketing business on auto-pilot, it takes work to get there. In the offline business world, people fail more often than they succeed. So why is the online business market any different? They?re quite similar actually, this is why you need to stay grounded. People who find huge success online are the ones who don?t believe in so many lies.

A huge lie that is told all over the place in the Internet Marketing world is that all success really takes is some traffic. Don?t believe this lie! Not all traffic is good; what you want is targeted traffic. Even when you have that, success takes more. There is this thing called conversion and it is also incredibly important. The product or service that you decide to sell needs to convert if you really want to get as much as possible from the targeted traffic you generate. So gaining visitors is only one part of this important equation. Working on converting more and more people is another important part of it. Well, we hope you are duly impressed with just this little bit about medical questions answered. By all means, do not stop with what you are learning here today; that would be a shame.

This is all we ask of anyone, really, to view this with a receptive mind and go farther with it. When it all begins to gel for you, then you will be able to rise above to some degree thanks to added knowledge. Even if you cannot control a lot, and who can, you will be much better prepared through learning and amassing knowledge.

Internet marketing is a field rife with opportunities. If you take a look around, you will see all sorts of new Internet Marketers are making money. Try to remember, though, that they were able to progress because they could tell the truth from the lies.

If you want to reach the same level, and not have to spend lots of money and time to get there, learn to tell the lies from the truth. It?s important that you do not fall for any outrageous claims unless you know for sure that those claims come from legitimate sources.

There is significantly more to free medical advice than meets the eye, even though you have just learned a great deal more. But it really can easily go far beyond the obvious since it is tough to know all about what is possible. None of us can ever see everything coming, but at least you can minimize the possibilities. So it is definitely in your best interest to implement further attempts to broaden your knowledge. Still, that should not be any kind of problem considering the vast expanse of the web. In order to protect your best interests, be wary of where you get your material and what you believe. Do not always be so quick to accept what you read on the net, and by this time perhaps most people realize that.

96% Moonrise Kingdom

All Critics (91) | Top Critics (23) | Fresh (87) | Rotten (4) | DVD (1)

We may look back on Anderson's works as we do on the boxes of Joseph Cornell -- formal troves of frippery, studded with nostalgic private jokes, that lodge inexplicably in the heart. In Moonrise Kingdom, that lodging is already under way.

It makes you nostalgic for the pangs of young love.

What makes it an Anderson movie are the things he adds which mark all his films - the pop-cultural obsessions and excruciatingly detailed set decorations, overarching thematic concerns and little stylistic tics.

I liked this one because of its young performers, the evocative island setting (filmed in Rhode Island), Alexandre Desplat's lovely score and Robert Yeoman's slightly grainy cinematography.

The director's best film since 1998's Rushmore, it has none of the self-conscious smugness of The Life Aquatic or the empty eccentricity of The Royal Tenenbaums.

A gorgeously shot, ingeniously crafted, ?ber-Andersonian bonbon that, even in its most irritatingly whimsical moments, remains an effective deliverer of cinematic pleasure.

A gossamer fable of adolescent romance, played out with the cheekily whimsical, visually delicious style for which Anderson is famous.

Wes Anderson's most sartorially significant film yet.

At once funny and melancholic, whimsical and poignantly true.

One is at times reminded of AE Housman.

Moonrise Kingdom is a delight... stuffed full of the quirky details and gags that are Anderson's trademarks, but it also possesses an emotional undertow that will tug at those viewers in tune with its singular sensibility.

Capturing our inner children

If the deadpan sensibility of the film ultimately leaves it feeling a tad lightweight, that isn't to say that Moonrise Kingdom isn't a funny, witty and well-crafted film.

Typically quirky Wes Anderson dramedy has lots of heart.

A bittersweet and evocative period piece that's both a visual and narrative delight.

No one has an eye or sensibility like Anderson's, but this is a chilly disappointment. The unaffecting kids are meant to be the emotional center, yet the adults steal the film.

I really wanted to like this film. I respect Wes Anderson and his distinctive voice as a writer-director ('Rushmore' is one of my favorite films of the 1990s), but this latest endeavor is so precious and self-aware that it nearly smothers itself.

Those who find the director's work flawed by preciousness, however, may grow impatient well before the movie reaches the 90-minute mark.

Anderson has imagined the '60s on the East Coast as if from an Eddie Bauer catalog and Boys' Life, with the sensibility of The New Yorker.

Like many holiday locations, you wouldn't want to live there, but a mini-break from the norm can be a real tonic.

A sweet, charming and altogether delightful bit of whimsy from writer/director Wes Anderson.

I normally end up liking Wes Anderson's films, but I love this one.

The delightful Moonrise Kingdom marks a career high for offbeat auteur Wes Anderson.

Moonrise Kingdom is bewitching.

Reasons Why You Need a Personal Trainer

When it comes to achieving a specific goal, one is advised to get prepared both physically and mentally. The same applies when it comes to boot camp training. Some people want to achieve great goals but end up dropping out along the way. Weight loss is not instant and will take time for an individual to achieve the goals. Patience is therefore the key to achieving the desired goals. However, if looking for personal training, it is important that you get a personal trainer. Guidebooks are incomprehensive as compared to the trainer. He will guide you through the process and play a huge role in helping you achieve your goals. There are a number of benefits that one reaps from hiring a personal trainer.

To start with, the personal trainer will play a huge role when it comes to motivation. Weight loss or gain is not easy. A person requires commitment to achieve the desired goals. This is what calls for motivation. In most cases, some people do their workouts and give up the ghost after only a few weeks. This is basically because the results are not as instant as they expected. Motivation is therefore demanding to help encourage one to work harder in achieving the desired goals. A personal trainer will point the trainee to the positive sides thereby enabling him to achieve his desired goals in a more reliable way. This is important for any trainee either in a boot camp or in a gym.?

Second, the personal trainer will give guidance on how to achieve the desired goals. The main reason why some people achieve results within a short period of time than others is simply because some people use the wrong tactics. The body type matters but tactic used in training plays the biggest part. It is therefore important that one knows how to do certain workouts so as to achieve the desired goals more reliably. The personal trainer will help achieve those goals more effectively. They have profound skills in training and will definitely help achieve the desired goals more reliably.

The provision of all the requirements in training is what makes a personal trainer important. Some people give up the ghost because they lack all the tools that they require to achieve their preset goals. This is, however, not the case when one has an orange county personal trainer holding their back. The trainer has been rendering the service for many years and has garnered reliable skills that will help achieve the desired goals in a more reliable way. They will provide the tools that one needs to achieve the desired goals effectively.

Lastly, the personal trainer will help one remain accountable for all the activities that he engages in. This is very important especially when looking for reliance in a workout. The personal trainer will help the trainee know the progress that he is making. This will help achieve the goals more reliably by looking at the positive side of the workout. All that it takes for to achieve a specific goal is a complement and the personal trainer will do exactly that.?

Aliso Viejo boot camp training to last a lifetime

?

?A rapidly growing fat loss and workout choice is becoming very popular to health-conscious individuals. Sick and tired of the typical weight loss diet fads as well as wellbeing programs, people who find themselves extraordinarily serious in slimming down and not regaining it presently like fitness personal training rather than the regular visits to the gym. This abrupt change to boot camps in Aliso Viejo is brought on by real outcomes for instance generating virtually six pounds of weight reduction in just a thirty day period. The results from this workout method is so awesome that it really is no wonder that serious dieters are commonly taking these kinds of boot camps.?

?The idea of fitness personal training is of course, automatically linked by individuals to military-style training. In all honesty, this is not even close to what one can anticipate in a wellness and fitness fitness boot camp. The physical exercises involved within the personal training program are not made for extreme and rigorously self-disciplined health and fitness programs. Campers get personal training in numerous degrees of accelerating activity drills which have been tailor-made for starters, intermediate, as well as expert individuals. Once they gain increased conditioning along with power, they will move on to workouts having elevated effort, pushing these people to achieve more substantial ambitions and motivating them to complete all the intense levels. Motivating instructors are also there to help and inspire campers to concentrate on their personal training in Aliso Viejo.

?Regardless of the exciting and motivating fitness-driven atmosphere, these kinds of fitness boot camps are still executed in a laidback environment where the exercising is applicable to different degrees and done in classes. Health-conscious persons get the chance to meet and create all new friends with comparable motivations and passion in their courses. A few Aliso Viejo boot camps give a one-week personal training, where individuals are advised to eat sensibly and exercise frequently. Group games, workout routines, circuit as well as abs exercising, and exciting obstacle courses are waiting for these people. Aside from these, you can also find plenty of opportunity just for fun, and team bonding. The ultimate objective would be to make new habits which will keep working for a life time for long-term fitness. Many people get to drop some fat and bond with fellow people while they?re taught life lessons over these camp sessions.?

?It is no wonder that boot camps have grabbed the health-conscious community by storm. Avoid putting things off with all of the diets and gymnasium classes and enroll in a boot camp program now.

Authentic Chinese Dinner for 2 or 4 at Hakkasan Contemporary Chinese Cuisine in Richmond (Up to 58% Off)

Eating international fare at a local restaurant bypasses many transatlantic travel woes, such as jet lag and oar splinters. Stamp your palate?s passport with this Groupon.

Choose Between Two Options

  • $48 for a four-course prix fixe contemporary Chinese meal
  • $90 for a four-course prix fixe contemporary Chinese meal for four (up to a $212 total value)

Crisp salads of organic mixed greens invigorate palates before diners indulge in savoury appetizers of jumbo tiger prawns in a house cocktail sauce. The entree selection includes braised Fraser Valley duck with a harvest-plum glaze and saut?ed chicken with eggplant and spicy garlic. For dessert, the chef creates a signature sweet that changes daily.

Hakkasan Contemporary Chinese Cuisine

Aromas of spicy garlic, honey-roasted pork cheeks, and hot soups flood the dining room at Hakkasan Contemporary Chinese Cuisine, wafting an olfactory preview of the menu's contemporary Chinese cuisine past diners' tables. Although the chefs rely on traditional Cantonese spices and cooking techniques, their goal is to elevate Chinese fare?without masking the dishes' regional roots?by integrating eclectic ingredients such as foie gras and Berkshire pork loin. They also complement the Eastern flavours with Western presentations, carefully sculpting and arranging every entree on its plate to create a thoroughly refined dining experience, and one that has earned praise from the Richmond Review and the Vancouver Sun. In addition, Hakkasan won Best Service Award from the 2011 HSBC Diner's Choice Awards.

The restaurant's signature tasting menus rotate seasonally, which allows the chefs to incorporate fresh bounties of locally sourced produce, organic greens, and free-range chicken. Additionally, the ? la carte menu tempts diners with its own selection of entrees, including a fragrant quail-and-fungus soup that double boils inside of a young coconut for three hours.

The Groupon Guide to: Bonding with Your Child

Babies come out of the womb so physically weak that they will love anyone strong enough to hold their jello-like bodies, but as kids grow older, parents must earn their love. Here?s how to force your kid to adore you:

Buy Them a Car: Your kid doesn?t want to be seen in whatever hot metal garbage you?re driving around. Drop off your spawn at their favourite local dealership, give them your credit card, and then go wait for them to meet you at the nearest Pizza Barge franchise.

Be a Cool Parent: Make it obvious that you?re not like other parents by dressing in teenager clothing (tight jeans and a T-shirt from a sandwich shop that doesn?t exist anymore). If people mistake you for your child?s loose-skinned older sibling, just go with it. Tell them that your child?s parents disappeared while committing a crime of passion together and you decided to raise your sibling as a graduate-school project.

Spend Time with Them: When children are still young, you can just carry them around in a sling on your chest, but as they grow older and heavier, it?s better to stay attached by sewing a shirt big enough that you both can wear it at the same time. If your kid refuses to wear the shirt, cry loudly until you both feel embarrassed, and then call your kid?s crush and cry loudly to them.

(AP) ? An 18-year-old gunman killed two people and wounded seven others in what appeared to be a random shooting in a southern Finnish town, police said Saturday.

Officers arrested the suspect near Hyvinkaa, some five hours after he fired several shots from a low rooftop at people gathered outside a restaurant just before 2 a.m. (2300 GMT Friday), said Detective Chief Inspector Markku Tuominen.

The suspect, a local man from Hyvinkaa, 50 kilometers (30 miles) north of the capital, Helsinki, did not resist arrest, Tuominen said.

"The man was found with two weapons ... including a hunting rifle," Tuominen said, adding that police knew of no possible motive pending an investigation.

The gunman killed an 18-year-old woman and an 18-year-old man, as well as critically wounded a 23-year-old female police officer who arrived at the scene soon after Hyvinkaa police received an alert.

Shootings are not uncommon in Finland where there are 650,000 officially recognized gun owners in a population of 5.4 million people, with strong hunting traditions.

In recent years, Finland also has seen two deadly school shootings.

In 2008, a culinary student killed nine fellow students and a teacher before shooting himself at a vocational school in the western town of Kauhajoki. A year earlier, an 18-year-old killed six fellow students, a nurse and the principal at a high school in Tuusula, southern Finland.

After those deadly attacks, authorities took steps to improve safety at schools, including installing surveillance cameras and locks on classroom doors and training staff to deal with shootings.

Two months ago, a 23-year-old gunman wounded the father of his former girlfriend in an office building before firing several shots through a classroom door in southern Finland. No one was hurt at the junior high school, and the attacker quickly surrendered.

?Don't Fry Day? draws attention to skin cancer prevention for ...

The following is from the EPA:

The sunny days of spring and summer represent an entirely different dynamic for people in the Midwest.? While large numbers of people are heading for camp sites, parks and beaches that flourish throughout our region, it also means that the agriculture community ? our farmers and ranchers ? are hard at work in the fields and on rangeland. This means that the risk will increase for those spending more time in the sun.

Several agencies have designated Friday, May 25, 2012, as ?Don?t Fry Day? as a way to highlight sun safety. EPA has joined the National Council on Skin Cancer Prevention, Food and Drug Administration (FDA) and National Park Service (NPS) to emphasize the dangers of skin cancer and has provided simple steps Americans can take to protect themselves. The National Council on Skin Cancer Prevention designated the Friday before Memorial Day ?Don?t Fry Day? as a way to highlight sun safety.

Farmers and ranchers face a range of occupational hazards?from machinery accidents to chemical exposures from fertilizers and pesticides, to injuries from working with animals. A less-visible danger comes from the sun?s ultraviolet rays, which can damage skin, leading to skin cancer, premature aging of the skin, and suppression of the immune system.

?Ultraviolet radiation is a serious threat to our health and especially to the health of those who make a living outside in the fields and on the rangeland in our region,? EPA Region 7 Administrator Karl Brooks said. ?The increased threat faced during the long and hot summer days of the heartland makes it imperative that we remember sun safety this summer.?

Skin cancer is the most common form of cancer in the U.S. and the most common cancer among 20 to 30 year-olds. It?s estimated that one American dies every hour from melanoma, the deadliest form of skin cancer. Approximately 76,000 new cases of melanoma will occur this year.

To help protect people?s health, EPA?s SunWise program, one of the nation?s largest environmental and health education programs, encourages kids and their caregivers to practice safe sun habits and raises awareness about UV sunlight that penetrates the Earth?s ozone layer.

Here are some tips to help Americans continue to exercise, get outside and be SunWise this Memorial Day weekend and throughout the summer:

Check the UV Index app: Check the ultraviolet (UV) index anytime by downloading EPA?s app (epa.gov/enviro/mobile) to help plan outdoor activities in ways that prevent overexposure to the sun. UV rays from the sun (and from artificial light sources such as tanning beds) can lead to skin cancer.

Apply sunscreen and wear protective clothing: Apply a palm-full of sunscreen with SPF 15 or higher that provides broad-spectrum protection from both ultraviolet A (UVA) and ultraviolet B (UVB) rays to exposed skin about 15 minutes before heading outdoors. Reapply every two hours. Wearing protective clothing, a wide-brimmed hat, and sunglasses also prevents sun damage.

Seek shade, not sun: The sun?s UV rays are strongest between 10 a.m. and 4 p.m., so seek shade during this time.

Although less common in individuals with darker complexions, skin cancer does not discriminate and is more often fatal for individuals with darker skin. Overexposure to the sun also causes immune suppression and up to 90 percent of wrinkles, brown spots, leathering of the skin and sagging.

EPA?s SunWise program offers factsheets online that have state-specific information (epa.gov/sunwise/statefacts.html ).

Study Finds Sigmoidoscopy Reduces Colorectal Cancer Rate

Research conducted at the University of Alabama at Birmingham as part of a national study reveals that flexible sigmoidoscopy ? a screening test for colorectal cancer that is less invasive and has fewer side-effects than colonoscopy ? reduces deaths due to colorectal cancer.

Overall, colorectal cancer deaths were reduced 26 percent and new cases were reduced 21 percent as a result of screening with sigmoidoscopy, according to findings of the Prostate, Lung, Colorectal and Ovarian Cancer Screening Trial that appeared online May 21, 2012, in the New England Journal of Medicine.

As part of the PLCO trial, a population-based, randomized study funded by the National Cancer Institute, a total 154,900 men and women ages 55-74 were randomly assigned to receive flexible sigmoidoscopy screening (intervention group) or usual care (control group) between 1993 and 2001. Control group participants were screened only if they asked for it or if their physician recommended it. Members of the intervention group were screened upon entering the study to collect a baseline measure and again three to five years later. All participants were followed for approximately 12 years.

UAB enrolled more than 6,000 participants. Compliance was one of the highest among all 10 sites ? 96 percent at baseline and 75 percent at five years.

?This trial allowed us to identify an evidence-based screening tool other than colonoscopy to reduce the number of new cases and deaths from colorectal cancer. This finding is important because not all individuals have access to colonoscopy, which is more expensive and has to be performed by specialty physicians," says Mona Fouad, M.D., M.PH., principal investigator of the UAB PLCO site, director of the UAB Division of Preventive Medicine and co-leader of the Cancer Control and Populations Sciences program at the UAB Comprehensive Cancer Center.

Sigmoidoscopy involves examination of the lower colon using a thin, flexible tube-like instrument, called a sigmoidoscope, to view the anus, rectum and sigmoid colon. It has fewer side-effects, requires less bowel preparation, does not require sedation and poses a lower risk of bowel perforation than colonoscopy, in which a similarly flexible but longer tube is used to view the entire colon.

Colorectal cancer is the second-leading cause of cancer-related deaths in the United States. Previous research has shown that its incidence and mortality can be reduced with a number of screening methods, including fecal occult blood testing. However, flexible sigmoidoscopy and colonoscopy are more sensitive than FOBT for detecting pre-cancerous polyps, which may be removed during the procedure to reduce the risk of colorectal cancer.

?The most effective screening test for colorectal cancer is the one people are willing to take. The results of this study may encourage more people to have colorectal screening with the less invasive and less expensive sigmoidoscopy," says Fouad.

In the PLCO trial, researchers compared the overall colorectal cancer mortality and incidence in the two groups (intervention and control) and also analyzed incidence and mortality according to the location of the cancers that developed. Cancers located in the area from the rectum through a bend in the colon called the splenic flexure were defined as distal, and those located in the transverse colon to the cecum were defined as proximal. Although flexible sigmoidoscopy examines only the rectum and the sigmoid colon, participants with a suspicious finding were referred for a follow-up colonoscopy, in which both the distal and the proximal regions of the colon were examined.

After an average 12 years, participants in the screening group had a 21 percent lower incidence of colorectal cancer and a 26 percent lower mortality rate than participants in the usual-care group. The incidence of distal colorectal cancer in the screening group was reduced 29 percent, and mortality from distal colorectal cancer was reduced 50 percent. While there was no statistically significant decline in deaths from proximal colorectal cancer in the screening group, the incidence of proximal colorectal cancer was reduced 14 percent.

Bud weakens to storm off Mexico's Pacific coast

MANZANILLO, Mexico (Reuters) - Hurricane Bud weakened to a tropical storm as it churned closer to Mexico's coast on Friday, but it brought heavy rains and strong winds that downed trees and closed schools and a major Pacific shipping port.

The first hurricane of the 2012 season, Bud was downgraded to a tropical storm with winds of up to 70 miles per hour (115 km per hour) on Friday afternoon. The center of the storm is expected to hit the coast between the port city of Manzanillo and the tourist town of Puerto Vallarta overnight on Friday, the U.S. National Hurricane Center said.

Downpours and wind gusts whipped through Manzanillo, knocking over trees and sending at least three families into emergency shelters.

Local officials said the municipality of Manzanillo had space for 15,000 people if more evacuations were needed.

"I am worried, but not scared. There is a lot of work to be done," Mayor Rosario Yeme said in Manzanillo, where she was coordinating with emergency services before the storm's landfall.

Authorities shut schools in Manzanillo and several other towns on the Pacific coast.

Last October, Hurricane Jova hit in almost the same area, causing at least four deaths and destroying infrastructure and houses in towns near the port.

Mexico has no significant oil installations on the Pacific coast.

"I am nervous," said 31-year-old Alma Rodriguez, who works at a clothing shop geared toward tourists in Manzanillo's commercial center. "But this is not as bad as the last storm. Everything is pretty calm," she said.

PORT CLOSED

Manzanillo port, which ships cars, cattle, metals and tequila to Asian and U.S. markets, was closed on Friday morning. The terminal handles about 9 percent of Mexico's cargo, also importing containers of manufactured goods.

Businessman Ruben Alamo expected port operations would resume by the weekend.

"The storm will affect imports and exports, but only minimally," said Alamo, who owns a construction company and represents a regional construction business association.

Bud was about 80 miles from Manzanillo on Friday afternoon. The storm is expected to turn gradually away from the coast on Sunday, the hurricane center said.

Rainfall from Bud could soak the states of Michoacan, Colima and Jalisco and southern Nayarit with 6 to 10 inches forecast.

In some places, the storm could dump as much as 15 inches of rain, threatening life-threatening flash floods and mudslides, the center said.

Most of Mexico's oil platforms and exporting ports are in the Gulf of Mexico and affected by storms in the Atlantic, where forecasters are expecting a "near-normal" hurricane season this year with up to 15 tropical storms and four to eight hurricanes.

Alleged Lego scammer sold 2,100 boxes through website, cops say

The California software exec arrested for allegedly switching bar codes on high priced Lego sets resold them online through "TomsBrickyard," a site so popular with Lego buyers that they rated his service "excellent."

Thomas Langenbach, who was the vice president of SAP Labs Integration and Certification Center in Palo Alto, was arrested May 8 outside a Mountain View Target store.

In a plot more complex than a Lego Death Star set, police say Langenbach used a home computer and printer -- and lots of Legos ? to amass a small fortune reselling the toys.

"Believe it or not this will be our first tech exec in a Lego case," Police Chief Scott Vermeer told ABC News.

Lagenbach, who lives in a gated multi-million dollar home in San Carlos, Calif., is free on $10,000 bail but has refused to comment.

Police said that Lagenbach, 47, was repeatedly captured on store surveillance video with expensive Lego sets in his cart at retail stores. Detectives said he did something called a "ticket switch," changing the price by allegedly putting his own barcode stickers on boxes so he could pay less. For example he would replace the barcode tag for a $249 Millennium Falcon Lego set with a tag for just $49, police said.

He then resold the sets through the TomsBrickyard web site, according to police. Prosecutors said he sold 2,100 Lego items for roughly $30,000 over the last year. Police are investigating to determine how many of those sets were obtained through fraudulent bar codes.

On the day of his arrest Langenbach had allegedly placed three phony bar codes on items, bought one of the boxes, and placed the other two back on the store's shelf. He had 32 fake bar codes in his car as well, according to Cindy Hendrickson, a supervising deputy district attorney in Santa Clara County.

Police photos from a search of his home show dozens of homemade barcodes neatly organized, plus stacks and stacks of brand new Lego sets.

"It certainly looks like an ongoing enterprise ? to think we caught him the only five times he did this is very hard to believe," Hendrickson said.

Langenbach has so far refused to comment, now that he is free on $10,000 bail and has been is facing felony burglary charges -- not exactly child's play, despite a whole lot of Lego.

It's not the first time Legos have been targeted by scammers. In 2005, a Reno man was arrested for changing prices with phony barcodes for nearly $200,000 worth of Lego sets.
